Bulgari's next opening is Bulgari Resort Ranfushi, announced for 2026: 54 villas on a private Raa Atoll island in the Maldives. Bodrum follows in 2027 on its own ten-hectare peninsula, per the brand. Bulgari Hotel Tokyo

Why it matters: Bulgari's Japanese debut crowned the Tokyo Midtown Yaesu tower beside Tokyo Station, translating the Milanese design language to skyline scale, with an Il Ristorante Niko Romito, the Bulgari Bar and a spa and pool in the tower's upper reaches. Alongside Rome, it represents the brand's most recent finished work, the best preview of what Ranfushi and Bodrum will feel like.

Honest note: The setting is a corporate tower district; step outside and you are in business Tokyo, not a resort. Views compensate, streetscape does not.

What the brand has confirmed: The eleventh Bulgari property, on the tip of a private peninsula near Bodrum, spreading ten hectares of terraced gardens down to the Aegean. Honest note: A 2027 announcement made this early will meet Turkish coastal permitting, a large construction program and a brand that has already shown, in Miami, that it will let dates slide rather than open unfinished.

What is confirmed: Bulgari's first hotel in the United States, a restoration of the 1948 Seagull Hotel on Collins Avenue at 21st Street, the Art Deco and Miami Modern building by Albert Anis. The announced program runs to roughly 100 rooms, most of them suites, with Niko Romito dining, an outdoor pool, and a spa and fitness center.

Honest note: This is the pipeline's cautionary tale. Announced in 2020 for a 2024 debut, the project has been delayed by a neighbour's lawsuit (dismissed in 2023) and a foundation rebuild; trade press has reported a 2027 target while Bulgari's own site has referenced 2028.
