The Royal Residence at Grand Hills, a Luxury Collection hotel in the mountain town of Broummana, about 30 minutes above Beirut. Guinness World Records lists it as the largest hotel suite on earth: 4,131 square metres, roughly 44,460 square feet, spread over seven floors and three pavilions with two private pools, a private gym, a two-floor library, gardens and five bedrooms for up to ten guests. The hotel's owner filled it, and the property around it, with more than 1,200 pieces of original art and antiquities. Nightly pricing has been reported around $80,000.
The honest catch: the suite is in Lebanon, and many Western governments have warned against travel there in recent years. Check your government's current travel advice and the realities of insurance cover before planning a stay built around this record.
The Raj Palace, a restored 18th-century palace opposite Jaipur's old city, publishes two contenders. The Maharajah's Pavilion is a four-floor apartment with its own elevator and four bedrooms at a stated 16,000 square feet; the hotel presents its Shahi Mahal apartments at up to 35,000 square feet of terraces, courtyards and pavilions. We flag both as hotel-published: the figures include substantial outdoor space and no third party has audited them, which is exactly the kind of fine print a records page should say out loud.
The honest catch: heritage-palace plumbing and August monsoon humidity come with the territory; this is a museum you sleep in, with a museum's quirks.
On published figures, the Royal Penthouse at the Hotel President Wilson in Geneva, which takes over the hotel's entire top floor: roughly 18,000 square feet that can be configured with up to 12 bedrooms, each with marble bath, behind bulletproof windows and doors, with a private lift, a Steinway grand and a terrace facing Mont Blanc. Two of the biggest are recent. The Royal Mansion at Atlantis The Royal in Dubai, opened with the resort in 2023, is an 11,840 square foot split-level penthouse with a private lobby, a 12-seat dining room and a terrace infinity pool hidden from every other balcony. And the Mark Penthouse in New York stacks 10,000 square feet of interior across a five-bedroom duplex under 26-foot ceilings, plus a 2,500 square foot rooftop terrace over Central Park; it is the largest widely published hotel suite in the United States by interior area.
Both, at the list's bookends. The Empathy Suite at the Palms in Las Vegas is 9,000 square feet over two storeys, designed and hung by Damien Hirst, with a butterfly-mosaic pool cantilevered over the Strip; its $100,000 published rate makes it the price champion rather than the size champion. The Mediterranean entry is the Presidential Suite at Hotel Cala di Volpe on the Costa Smeralda, around 500 square metres inside plus some 250 square metres of terrace, with three master bedrooms, a wine cellar and a private pool over Porto Cervo bay.
They are different lists with different winners. The biggest suite (Lebanon's Royal Residence) is not the priciest, and the priciest (the Empathy Suite) is nowhere near the biggest; only Geneva's Royal Penthouse places high on both. If you are paying with your own money, our advice is to chase neither and book the suite whose layout you will actually use: a 44,000 square foot residence sleeping ten means most of the floor goes unwalked.
