The short answer: Bali's biggest 2026 arrivals are already open: Paradisus by Melia Bali brought 492 all-inclusive suites to Nusa Dua on 3 February 2026, and Regent Bali Canggu introduced the world's first Regent Spa. JW Marriott and Kimpton follow in Ubud, then Mandarin Oriental and Kempinski land in 2027.

We may earn a commission when you book through links on this page, at no extra cost to you. Rankings are editorial and never sold. Every opening date, key count and detail below was checked in July 2026 against the operating brand's press room, its live booking pages, or the named developer. Dates for unopened hotels are targets that can move; each entry carries its status.
Any concierge who has worked an island posting will tell you the same thing: Bali does not get openings in a trickle, it gets them in waves, and the wave breaking now is the largest since the early 2010s. What makes this cycle different is where the flags are being planted. The beach strips that made the island's name are largely built out, so the international brands are moving uphill to Ubud and out along the clifftops of the Bukit peninsula. Below are the six arrivals that matter, split honestly between what you can book tonight and what remains a construction site with a press release. As always, we checked each one against the brand's own announcements rather than the rumour mill.

How we verified this list
Open-and-bookable properties lead, ordered newest first, followed by the dated pipeline. Sources are primary wherever possible: Melia Hotels International's newsroom for Paradisus, IHG's corporate releases for Regent and Kimpton, Marriott's own property page for the JW, Mandarin Oriental's July 2024 press release, and Kempinski's press room for Ubud. Where a brand has announced a window but not confirmed an opening, we say "unconfirmed" rather than guessing. We re-check the statuses quarterly, and sooner when a brand publishes news. The openings, newest first
1
Nusa Dua · Open
Paradisus by Melia Bali
Opened 3 February 2026 · 492 suites incl. 7 villas · first Paradisus in Asia
First impressions: the largest luxury opening on the island this cycle, and the first time Melia's top-tier all-inclusive brand has crossed into Asia. Paradisus by Melia Bali opened on 3 February 2026 on the Nusa Dua shore with 492 suites, including seven garden villas, four pools, eight restaurants and three bars set in tropical gardens facing the Indian Ocean. The rate covers dining across every restaurant, 24-hour room service, poolside service and a daily-restocked minibar, which removes the signing-for-everything ritual that sours many resort stays.
Book it for: families and groups who want the arithmetic settled before arrival; the kitchen spread runs from Spanish and Japanese to Indonesian, so a week in does not taste repetitive. Getting there: Nusa Dua sits about 20 minutes from the airport in the island's gated resort enclave.
Between us: all-inclusive works against Bali's best habit, which is wandering out for dinner. If you plan to explore warungs and beach clubs most nights, you are paying for meals you will not eat; choose it for convenience, not culture.

Canggu · Open
Regent Bali Canggu
Opened 2025 · 150 rooms & suites · first Regent resort in Indonesia
First impressions: IHG chose Canggu, the island's most youthful coast, to debut its rebuilt ultra-luxury Regent flag in Indonesia, and the result reads as a statement property. The 150 oceanside rooms and suites look to the sea or gardens, many with direct lagoon access, and the dining bench is six venues deep, two of them from chef Andrew Walsh, whose Cure Bali, drawing on his Michelin-starred Singapore flagship, joined the lineup in early 2026.
Book it for: the spa. This is the world's first Regent Spa: seven treatment rooms, a hydro-wellness circuit with vitality pool, ice baths and saunas, the full recovery arsenal a long-haul arrival dreams about. The service read: a year of operation is enough for the kinks to be worked through, which makes this the safer booking of Canggu's new addresses.
Between us: Canggu's charm is its scene, and its curse is its traffic; the creative-coast energy outside the gates comes with some of the island's worst congestion at rush hours, so plan excursions off-peak.

Payangan, Ubud highlands · New on Marriott's site
JW Marriott Bali Ubud Resort & Spa
2026 · Payangan valley · JW's first Ubud resort
First impressions: Marriott's own site now lists JW Marriott Bali Ubud Resort and Spa as a new property, up in Payangan north of Ubud proper, about 46 kilometres from the airport. The page already names its venues, the Sari Rasa restaurant, a Lobby Lounge and Lazy Moss, and lists a fitness centre, turndown service and complimentary parking, while the phone number still reads TBA. Any front-desk veteran recognises that combination: a hotel in the final approach or the first weeks of a quiet opening.
Book it for: the JW formula of polished, family-comfortable luxury applied to the rice-terrace highlands, likely at gentler rates than the established Ubud icons while it ramps up. Before you commit: confirm dates and which facilities are live directly with Marriott; soft-opening periods often run partial restaurants and spa hours.
Between us: Payangan is a proper drive from Ubud's centre, closer to an hour and a half from the airport in traffic; treat it as a destination resort, not a base for nightly forays into town.

Ubud centre · Unconfirmed as open
Kimpton Bali Ubud
Announced for early 2026 · 101 rooms · first Kimpton in Indonesia
First impressions, when they come: IHG's July 2025 announcement set this up as the rare international hotel inside Ubud's cultural core, 101 rooms along the sacred Wos River within walking distance of Ubud Palace. The headline act is IMAMURA, a Japanese restaurant created with Michelin-starred chef Hirofumi Imamura, backed by two more restaurants, a cafe-deli, a spa and a pool. Rooms run from river-view studios to suites with balconies and freestanding tubs.
Book it for: walkability, a scarce commodity in Ubud's luxury tier, where most flagship resorts sit a shuttle ride from the palace and market. Before you commit: IHG's announcement said early 2026, and as of July 2026 we could not find a confirmed opening notice from the brand, so verify status with IHG before building an itinerary around it.
Between us: central Ubud brings central Ubud's noise, scooters, tour buses and market crowds included; travelers wanting valley silence should look at the highland resorts on this list instead.

Bukit peninsula · Under development
Mandarin Oriental, Bali
2027 per the brand · 110 suites & villas · Bensley landscaping
First impressions, when they come: the defining opening of Bali's 2027 pipeline. Mandarin Oriental's own release places the resort on a cliffside plateau on the Bukit peninsula with panoramic Indian Ocean views and direct access to a protected white-sand beach. The 110 suites and villas, most with private pools, come from Design Lab architects and interior designer Jeffrey Wilkes, with landscaping by Bill Bensley. Dining spans a cliff-edge restaurant and bar, a speciality Chinese room, a speakeasy and a beach club, and 68 residence villas rise on the 8-hectare site above the hotel.
Book it for: the location arithmetic; the site sits beside Bukit Pandawa Golf Course, minutes from Bali National Golf Club, and roughly 30 minutes from the airport, on the corridor of clifftop coast the big brands ignored for a decade. How to book: you cannot yet; the brand says 2027.
Between us: a project of this scale on cliff terrain rarely opens exactly on schedule, and residence-led developments answer partly to property sales timelines, so treat 2027 as a season, not a date.

Near Tegalalang, Ubud highlands · Under development
The Apurva Kempinski Ubud
2027 per the brand · 160 rooms & villas · second Bali Kempinski
First impressions, when they come: Kempinski is betting its Nusa Dua success travels uphill. Announced in June 2023 for a 2027 opening, The Apurva Kempinski Ubud will cascade 160 rooms and villas down jungled slopes near the Tegalalang rice terraces, around an open-sided lobby lounge in the manner of its dramatic sister property. Rooms start from 60 square metres, with panoramic Cliff Villas with private pools and six 200-square-metre forest villas at the top end; Rudy Dodo of Trivium Design Group leads both architecture and interiors for developer PT Panorama Indah Dewata.
Book it for: scale with a view; at 160 keys it will be one of the largest luxury houses in the highlands, with the group facilities that Ubud's boutique properties cannot offer. Worth knowing: a sister Apurva Kempinski is also signed for Lombok, so the brand's Indonesian footprint is set to triple.
Between us: Tegalalang's terraces are among Bali's most photographed and most trafficked; expect tour-crowd congestion on the access roads at midday, whatever serenity waits inside the gates.

What does this wave mean for booking Bali?
Three practical consequences. First, Nusa Dua and Canggu now have genuinely new hardware, and new hardware in its first year often prices below its eventual level while reviews accumulate, which makes Paradisus and Regent the value plays of this list for travelers comfortable being early. Second, Ubud is about to gain real competition; when Kimpton, JW Marriott and later Kempinski are all trading, the established highland icons will have to defend their rates for the first time in years, so watch for sharper offers across the hill towns from late 2026. Third, the Bukit peninsula is the long game. Mandarin Oriental's 2027 arrival will not travel alone; master-planned clifftop land beside golf courses is exactly the terrain other ultra-luxury flags follow each other onto. If you are choosing between booking now and waiting, our advice from the desk is simple: book the open hotels on this page freely, and treat everything still under construction as a reason to plan a second trip, not to delay the first.
Frequently asked questions
- What is the newest luxury hotel in Bali?
- Paradisus by Melia Bali, which opened in Nusa Dua on 3 February 2026 as the first Paradisus resort in Asia. It brings 492 suites, including seven garden villas, eight restaurants, three bars and four pools to Bali's gated resort enclave, and it runs on a genuinely all-inclusive model, which is still rare at the luxury end on the island.
- Which new luxury hotels in Bali are open right now?
- Two of the headline arrivals are open: Paradisus by Melia Bali in Nusa Dua (492 all-inclusive suites, opened 3 February 2026) and Regent Bali Canggu (150 oceanside rooms and suites, the first Regent resort in Indonesia, with the world's first Regent Spa). JW Marriott Bali Ubud is also live on Marriott's own site as a new property in Payangan.
- When does Kimpton Bali Ubud open?
- IHG announced Kimpton Bali Ubud in July 2025 with an early 2026 target: 101 rooms along the Wos River within walking distance of Ubud Palace, plus IMAMURA, a Japanese restaurant from Michelin-starred chef Hirofumi Imamura. As of July 2026 the brand had not published a confirmed opening announcement, so check IHG directly before planning a stay around it.
- When does Mandarin Oriental Bali open?
- Mandarin Oriental's own press release sets the opening for 2027. The resort will sit on a cliffside plateau on the Bukit peninsula with 110 suites and villas, most with private pools, cliff-edge dining, a beach club and 68 branded residence villas above the hotel, with landscaping by Bill Bensley. It is about 30 minutes from Bali's airport.
- Is the JW Marriott in Ubud open yet?
- Marriott's own site lists JW Marriott Bali Ubud Resort and Spa as a new property in Payangan, about 46 kilometres from the airport, with its restaurants already named, though the phone number still reads TBA, a classic just-before-or-just-after-opening tell. Confirm dates directly with Marriott before booking; brand-new resorts often run soft-opening periods with limited facilities.
- Why are luxury brands suddenly opening in Ubud and on the Bukit peninsula?
- The beach corridors of Seminyak and Nusa Dua were built out first, so the two areas with premium appeal and thin international-luxury supply are the Ubud highlands and the clifftop Bukit peninsula. That is where the pipeline is concentrated: Kimpton, JW Marriott and Kempinski in and around Ubud, and Mandarin Oriental on the Bukit near the Bukit Pandawa golf course.
- Is an all-inclusive resort a good way to do Bali?
- It suits some trips. Paradisus by Melia Bali makes the maths easy for families and groups who plan to stay on the resort, with unlimited dining across eight restaurants. The honest trade-off: Bali's greatest pleasure is eating and exploring off-property, from warungs to beach clubs, and an all-inclusive rate quietly discourages exactly that. Pick it for ease, not for immersion.
