New Luxury Hotels in Los Cabos: 2026 & 2027 Openings

Park Hyatt is open, Aman books from August 1, and Quivira, Oleada and Palmilla all have flags inbound. The verified diary for Baja's biggest luxury build-out yet.

The short answer: Los Cabos' newest luxury hotel is Park Hyatt Cabo del Sol, open since December 15, 2025. Aman's 18-casita Amanvari takes guests from August 1, 2026, with the St. Regis at Quivira due in summer and the Grand Hyatt at Oleada late in the year. SIRO Palmilla and Conrad follow in 2027.

Filed 4 July 2026. Los Cabos is absorbing its largest wave of luxury supply on record: local tourism coverage counts nine high-end resorts arriving by 2030, and the first of them are already trading. Park Hyatt planted Mexico's first flag for the brand at Cabo del Sol on 15 December 2025, Aman opened its Mexican account with reservations from 1 August 2026, and three master-planned communities, Quivira on the Pacific, Oleada further up that coast and the Palmilla corridor on the Sea of Cortez, each add a marquee name within eighteen months. Just in: Hyatt and RLH Properties opened Mexico's first Park Hyatt on 15 December 2025 inside the private Cabo del Sol community, on a swimmable stretch of the Corridor. The design credits read like a Mexico City gallery roster: Sordo Madaleno architecture, Paulina Moran and George Wong interiors, Yabu Pushelburg concept work. Every room takes an ocean or resort view with a terrace or patio, and a share get private plunge pools.

The facts on file: the wellness build is the biggest swing, a 59,000 square foot fitness and wellness centre with a beachside lap pool and a yoga studio; the Araya Spa was slated to complete the offer in the first quarter of 2026. Read the small print: the hotel opened in phases, so confirm the spa and every restaurant you care about are operating during your dates rather than assuming the full sheet; and Cabo del Sol is a gated enclave a drive from both downtown Cabo San Lucas and San Jose del Cabo nightlife.

Just in: Aman's Mexican debut is now taking reservations for stays from 1 August 2026, after a target that drifted from spring across the year, a slip Aman's own communications eventually acknowledged. The setting is deliberately not Cabo proper: Costa Palmas is a 1,500-acre enclave on the swimmable Sea of Cortez side of the East Cape, about an hour from Los Cabos airport, where the water is calm enough to wade rather than watch.

The facts on file: 18 casitas, each with a private heated pool, outdoor shower and deep terrace, plus branded residences alongside. Dining runs Luma for coastal Mexican open-fire cooking, Arva, the house Italian, and Sesui, a 10-seat omakase counter; the Aman Spa adds a contemporary temazcal, the Mesoamerican sweat lodge. Published rates start around $3,000 a night with breakfast, non-motorised water sports and a daily wellness activity included. How to book: direct with Aman, and for August through October dates, book refundable.

Read the small print: the opening lands mid-way through Baja's hurricane season, and an 18-key resort has no spare capacity if a launch wrinkle hits your dates; the East Cape's isolation is also the point, so restaurant-hopping travellers will feel the distance.

The site earns the wait: a bluff-and-beach position above the Jack Nicklaus Signature course at Quivira Golf Club, on a 2.5-mile stretch of untouched Pacific sand west of Cabo San Lucas.

The facts on file: 120 guestrooms with ocean views and St. Regis Butler Service, 60 residences, three signature restaurants from a specialty room to a beachfront grill, multiple pools, a saltwater lagoon and a destination spa open to non-guests. How to book: no live reservations calendar as of July 2026; watch the Marriott engine, which is where the real date will surface first.

Read the small print: this stretch of Pacific coast is dramatic rather than swimmable, with strong currents standard, so couples picturing calm-water mornings should weigh the Corridor or East Cape instead; and a summer target without a booking calendar at the half-year mark can slide.

Just in: Hyatt's own newsroom detailed this one alongside its Park Hyatt siblings: a late-2026 opening inside the 1,200-acre Oleada development up the Pacific coast, the first Grand Hyatt resort flag in Mexico. The count is 301 keys, 244 rooms and 57 suites, including 42 swim-out rooms and a 4,602 square foot Presidential Suite, with guests taking direct access to Oleada's new links-style golf course by Ernie Els.

The facts on file: the brief is twin-engined, high-end leisure plus serious conference hardware, which tells you the group business it expects to court. For travellers, the read is simple: resort-scale energy and event weeks, at a likely friendlier rate than the boutique names on this page. How to book: not yet; no reservations calendar was live as of July 2026.

Read the small print: Oleada is a new district being built from bare coast, so the first guests will share the destination with construction next door as the Conrad rises; and "late 2026" is a launch-window date, the kind that most often becomes early 2027.

Just in: Kerzner International, the company behind One&Only and Atlantis, brings its fitness-and-recovery brand SIRO to the Palmilla Reserve in 2027, a mile or so from One&Only Palmilla itself. The format is the news: 120 rooms engineered around training and recovery rather than pool loungers, with an on-site Recovery Lab running cryotherapy chambers, vibroacoustic therapy beds, infrared and oxygen therapies.

The facts on file: SIRO opened its first property in Dubai and has posted Los Cabos and Riyadh as the next wave, so the Baja outpost is a template with a proof of concept behind it, not a paper brand. Expect programming, nutrition and sleep design to be the product, and the beach to be the backdrop. How to book: not yet; Kerzner has published the year, not a month.

Read the small print: a recovery hotel is a specific holiday, and travellers wanting margaritas and a swim-up bar will be happier at the Grand Hyatt; the 2027 year also carries no month and no booking engine yet, the softest date class on this page.

What else is coming, and what stays unconfirmed?
