One&Only Aesthesis opened in May 2024 on a private waterfront estate in Glyfada — the Athens Riviera district 20 minutes south of central Athens — as One&Only's Greek flagship and the most architecturally distinctive new luxury hotel opening in Athens of the past decade. The architectural premise is contemporary Mediterranean-modernist: 133 villas and bungalows distributed across a 21-hectare property with substantial Saronic Gulf frontage, designed by the firm Block722 with the integration of original 1960s estate architecture (some of the property occupies grounds that were the original Astir Palace estate before Glyfada developed).
