Renderings show a serene, stone-heavy spa, though treatment specifics remain unpublished, so we grade the wellness program as promising rather than proven.

What the record shows: reservations are open for stays from January 12, 2027, with introductory cash rates around $700 a night and the hotel listed at Category 6 in World of Hyatt, 21,000 to 29,000 points a night. The count is 155 rooms and 23 residences, developed with SOMA Group, rising directly beside the Hyatt Regency. This becomes Hyatt's first true luxury flag in a capital where, among the big loyalty programs, only Marriott's Ritz-Carlton and St. Regis currently play at this level.

Temper the excitement: this project was announced in 2017 for a 2021 opening, which makes the current calendar the sixth year of its history rather than the first; a booking calendar is the strongest signal there is, but seasoned travelers will still book January refundable. Specific square footage for the Roma spa has not been published, and we will not invent it.

The calm on offer: the most completely specified wellness program of the three, and it is not close. Rosewood's plan brings its Asaya concept to the capital with eight treatment rooms, two swimming pools, thermal wet areas and a fitness and wellbeing center. Asaya is a genuine integrative program in Rosewood's existing hotels, pairing therapists with practitioner-led sessions rather than dressing a massage menu in wellness language, which is precisely the distinction this desk exists to make.

What the record shows: Rosewood's own press page, which originally carried a 2024 date in its coverage cycle and a 2026 date in its URL, now states 2027. The hotel takes the tower of Antara's expansion in Polanco, designed by Sordo Madaleno Arquitectos, with 133 accommodations including 35 suites and four dining venues from an all-day eatery to a poolside grill. It will mark the brand's 20th property in the Americas, operated for developer Grupo Sordo Madaleno.

Temper the excitement: the date has slipped twice on the public record, from 2024 to 2026 to 2027, so hold deposits until a booking calendar exists. Antara is a polished retail district on Polanco's commercial edge, which suits shoppers well but sits a longer walk from the leafy core that gives the neighborhood its reputation.
