About Hyatt House Charleston

The Hyatt House at 560 King Street is one half of a clever dual-property concept that does not exist elsewhere in Charleston at this price point. Hyatt House and Hyatt Place share a single building, a single lobby, and a single front desk — but Hyatt House is the suite side, with kitchenettes, separate sitting areas, and the layout that makes the difference between a three-night romantic break and a week-long family holiday. If you have ever tried to put a four-person family into a standard Charleston hotel room and failed, this is the address that solves the problem.

There are about 135 suites across the House side, ranging from studio kings to one-bedroom suites with proper bedroom doors. Every room comes with a kitchenette — full-size fridge, microwave, sink, dishwasher in the larger layouts, and enough crockery and cutlery to feed everyone breakfast or pull a takeaway dinner together without resorting to plastic forks. Bedding and bathrooms are competent four-star Hyatt — not memorable, but never a problem. Request an upper-floor suite facing King Street for the city view and the morning light.

The location is the trade. Upper King Street, north of Calhoun, is a different Charleston from the colonial postcards on lower King — less wrought-iron and live oak, more independent boutique, brewery, restaurant, and the kind of street life that makes the upper neighbourhood the city's real shopping and eating ground. Marion Square is a five-minute walk south. The Saturday farmers' market is on your doorstep. The colonial district, the Battery, and Rainbow Row are a ten-minute Uber or a long, pleasant walk that doubles as a city tour. You give up the period-building atmosphere; you gain a more usable everyday Charleston.

The shared amenities are the value play. Free hot breakfast — proper eggs, sausage, waffle iron, fresh fruit — runs daily and is the kind of amenity that quietly saves a family of four sixty dollars a morning. The indoor pool is small but heated, climate-controlled, and the right answer in February or in August when the humidity makes the rooftop pools at the lower-King hotels less appealing than they look. The fitness centre is open twenty-four hours and properly equipped. Hyatt loyalty members earn and redeem points here at competitive rates, which makes the property the strongest option in town for a free-night stay.

Rates run roughly $200–$450 a night depending on season and suite type — call it half what the Belmond on lower King will quote, and a third what Hotel Bennett will. For the right traveller, that is the entire argument. Business travellers on a per diem find the suite layout, the kitchenette, the breakfast, and the workspace materially better than a standard four-star room. Families find the second room, the dishwasher, and the indoor pool transformative. Solo travellers on a longer week-long stay find the kitchenette removes the daily restaurant question. This is not the hotel for the milestone weekend or the proposal — for that, see the Belmond, the Bennett, or the Dewberry. This is the hotel for the practical Charleston stay where the days matter more than the address on the keycard.

Best Occasion Fit

Family Holiday

Hyatt House is Charleston's family hotel without serious competition under $500 a night. Book a one-bedroom suite for the proper bedroom door, the pull-out sofa for the kids, and the kitchenette that makes packed lunches and late-evening snacks possible. The free hot breakfast saves a small fortune. The indoor pool is a daily reset for younger children when the city humidity gets too much. Walk the kids to Marion Square in the morning, do the colonial district by Uber after lunch, and use the suite as the basecamp it is designed to be.

Business

For Charleston business stays, Hyatt House is the stealth pick. The suite layout means a proper desk that is not the bed, a sitting area for video calls without a hotel-room background, and a kitchenette that handles the early breakfast you cannot get in the dining room before a 7am call. Hyatt loyalty earning and redemption is competitive, the fitness centre is open round the clock, and upper King Street has more usable food options than lower King after 9pm. Per-diem-friendly rates leave room for client dinners.

Solo Retreat

For a longer Charleston solo stay — five nights, a week, the working-from-elsewhere kind — Hyatt House is the rational choice. The studio king with a kitchenette removes the daily where-to-eat-breakfast decision and the where-to-grab-something-light-for-dinner one. Upper King Street has the city's best independent bookshops, coffee, and walkable evening restaurants. The indoor pool and gym give the day a structure. You spend a fraction of what the colonial-district inns charge and get more usable square footage.
