The Hotel

The Phelps opened in 2008 inside the restored Phelps Building, a 1926 office tower on East 4th Street that originally housed the offices of the Robert A. Taft political dynasty. The conversion was a careful adaptive reuse, retaining the lobby's marble and brass and most of the original window glazing while gutting the upper floors for the all suite room product. The hotel operates under the Residence Inn brand within Marriott but is consistently referred to in the city as The Phelps, a name the property has actively maintained. The result reads more boutique than the Residence Inn flag implies and prices accordingly.

All 134 keys are suites. Studios run roughly 38 square metres with a full kitchen, a sitting area, and a king bed in a single open plan; one bedrooms add a separated living room and stretch to 55 square metres; two bedroom suites run to 80 square metres and book reliably for family stays. Every suite carries a real kitchen with full size refrigerator, range, microwave, and dishwasher, plus a workspace adequate for genuine business use. The interior brief leans neutral contemporary in cream linen and oak, with the original 1926 casement windows kept where structurally possible.

The food offer is the Residence Inn standard plus the rooftop. Complimentary hot breakfast runs in the ground floor breakfast room daily; the Phelps Rooftop Bar on floor nine is the hotel's signature, with a tight cocktail and small plates list, a 270 degree view of downtown Cincinnati and the Ohio River, and the most reliable late afternoon golden hour in the city. The rooftop closes in deep winter but runs March through November; in summer it is the best after work drinks address downtown without the wait at Vista at Lytle Park or the 21c Terrace.

Service is consistent at the Residence Inn baseline plus a few quiet upgrades the front desk extends to longer staying guests. The hotel's relocation programme handles two to six week corporate stays well, the housekeeping cycle is appropriate, and the front desk team is unusually competent at restaurant reservations across the city. Parking is valet only and runs at the downtown rate. The Phelps is the booking for guests who need a kitchen, a family that needs a separated living room, and any corporate traveller on a long deployment who would rather not eat dinner out for the third week running.

For a Cincinnati family weekend, the Phelps two bedroom suite is the cleanest answer in the central business district. Parents and children sleep in separate rooms; the full kitchen handles breakfast and snacks; the rooftop closes at a sensible hour. The location two blocks from Smale Riverfront Park and the Roebling Bridge means a stroller can reach the river without crossing a major road.

Business

The Phelps handles a one week or four week corporate stay better than any other downtown Cincinnati property. The studio kitchen, the dedicated workspace, the full size refrigerator, and the in room dishwasher add up to a hotel suite that can hold an actual life rather than a passing visit. The rooftop is the after work address; the lobby coffee is properly made.

Anniversary

An anniversary at the Phelps is the answer for a couple who already know Cincinnati and want a quiet weekend without staging the milestone. Book a one bedroom suite for the separated living room; ask for a high floor toward the river; have the rooftop hold a corner table for golden hour. The hotel does anniversary turndowns on request.
