Kinley Cincinnati Downtown opened in 2021 on Race Street, two blocks south of the Over the Rhine boundary and one block west of Court Street. The property occupies a new build nine storey structure with a brick and bronze facade that reads contemporary rather than nostalgic, and the building was conceived from the start as a boutique hotel rather than a conversion. Kinley is a Tribute Portfolio property within the Marriott Bonvoy programme; the brand sits a step above the Tribute mainstream and the operating standard reflects that. The hotel is owned and operated by Maple Hotels Group out of Cincinnati and the local ownership shows in the curation.
The 94 rooms are arranged across seven of the nine floors and run a tighter brief than most American boutique hotels. Standard rooms are 26 to 30 square metres; King Lofts stretch to 38; the Penthouse Suite on the ninth floor reads as a small apartment with a private terrace and a view that runs from the Carew Tower to the Roebling Bridge. The interior fit out leans Scandinavian by way of mid century: oak floors, white walls, terrazzo bathrooms, and Bestlite reading lamps over the bed. Bathrooms carry rainfall showers in standard rooms with deep tubs in lofts and suites. The room product is the most quietly contemporary in Cincinnati.
Khora, the ground floor restaurant, runs a coastal Mediterranean menu under chef Edward Lee in his only Cincinnati outpost and is the principal reason many guests book the hotel. The wood fired hearth at the centre of the room is the operational heart; the wine list leans Italian, Greek, and Lebanese; the cocktail programme is short and properly executed. The hotel runs Khora for breakfast, lunch, and dinner; the lobby coffee bar handles the in between hours. There is no rooftop bar yet, although the hotel licenses the building's eventual ninth floor opening, which will fill that gap.
Service at the Kinley is the property's quiet advantage. The staff to room ratio is high for the brand; the front desk team turns over slowly; the concierge desk is competent across both downtown and OTR. The hotel runs a small, well chosen library in the lobby and a free coffee pour throughout the morning. Kinley is the choice for a guest who wants the contemporary boutique experience at the upper four star tier without the Lytle Park rate, and who appreciates a chef driven ground floor restaurant. It is also the cleanest new build solo travel property in the city.
For a Cincinnati solo trip, the Kinley is the property where a single guest feels properly considered. The lobby library, the long bar at Khora, the contemporary single room category sized appropriately for one person, and the genuine ground floor restaurant means a solo guest can do three meals and an evening without leaving the property. The location two blocks south of OTR gives access to the city's better small bars and galleries on foot.
For a corporate trip on a working budget, the Kinley delivers a quieter and cleaner room than the larger downtown options. The desk in the standard rooms is full sized; the WiFi is properly fast; the front desk handles meeting room bookings with neighbouring properties; Khora handles a small deal dinner with discretion. The hotel suits the mid level executive who wants a contemporary room rather than a corporate one.
For a Cincinnati bachelor or bachelorette group of four to six at the design end of the market, the Kinley handles connecting King Lofts on a single floor and runs the pre night drinks through Khora. The hotel is comfortable with groups and the OTR bar circuit on Vine Street is six blocks north on foot. The Penthouse Suite holds eight standing for a private pre dinner setup.
