GoldenEye occupies the original 50-acre Oracabessa Bay estate on Jamaica's north coast where Ian Fleming wrote all 14 James Bond novels between 1952 and 1964. Fleming bought the property in 1946; after his death in 1964, the estate passed to musician Chris Blackwell (founder of Island Records and Bob Marley's manager) in 1976. Blackwell developed the property as a small luxury resort, opening it in stages from the 1990s and continuously expanding the accommodations across the original Fleming estate. The 52 cottages and villas are distributed across the estate with substantial Caribbean Sea frontage and the original Fleming Villa (where the James Bond novels were written) preserved as the property's flagship accommodation.

The 52 accommodations split between the entry-level Beach Huts (small cottages on the beach), Lagoon Cottages (set around the property's natural lagoon), the Beach Cottages (larger configurations with direct beach access), the Beach Villas (with private pools), and the multi-bedroom Villas including the Fleming Villa (the original 1946 Fleming residence — the property's flagship single accommodation, preserved with Fleming's original furniture and the desk where the Bond novels were written).
