The Hotel

The Palácio da Anunciada is a noble residence whose origins date to 1533, built for the Counts of Ericeira on a slope between Avenida da Liberdade and the Mouraria. The palace passed through aristocratic families across four centuries, suffered partial damage in the 1755 Lisbon earthquake (the rebuild preserved most of the 16th- and 17th-century interior fabric), and was restored most recently between 2017 and 2019 by Spanish hotel group H10's small-luxury sub-brand The One. The hotel opened in 2019 with interiors by Barcelona-based designer Jaime Beriestain — a contemporary minimalist counterpoint that lets the palace's painted ceilings, original gilded mouldings, and 17th-century azulejo panelling do the heavy work.

The 82 rooms (including 12 suites) are arranged across the palace's noble floors and the new garden wing. Cosy Rooms at 25 square metres are the entry category; Deluxe Rooms at 35 square metres are the better-positioned floors above the gardens; Junior Suites at 40 square metres include the painted-ceiling rooms in the original noble corridor; the named suites — the Tower Suite, the Garden Suite, the Anunciada Suite — are the headline units in the corner positions overlooking the gardens. Beriestain's interior palette is deliberately quiet: pale oak floors, off-white walls, grey-and-charcoal textiles, occasional dark-bronze fittings; the original architectural fabric is what reads in every category, and the contrast is the design proposition.

The 2,500-square-metre walled gardens are the property's central proposition and the most surprising private outdoor space at any Lisbon hotel. The protected hundred-year-old dragon tree (Dracaena draco) sits at the south end of the garden — the most-photographed individual tree in Lisbon hospitality — with the rectangular outdoor pool arranged below the original 18th-century terrace wall. The Condes de Ericeira restaurant in the original palace ground floor handles all-day dining; Botánico is the lobby and pool bar; afternoon tea is served in the Salão Nobre under the painted ceiling. The Despacio Spa at The One — operated by H10's spa division — runs treatments and an indoor pool in the basement. The hotel is a member of the Beyond Green sustainable luxury alliance (the first and currently only Portuguese property in the framework) and operates a regenerative-tourism programme that funds garden conservation and cultural heritage.

The position works as a Lisbon centre proposition: the front gate opens onto Rua das Portas de Santo Antão (the historic restaurant street running from Restauradores), Avenida da Liberdade is two minutes' walk to the west, the Restauradores metro is 90 seconds, the Praça do Comércio is 10 minutes downhill on foot through the Baixa. The market position rests on three things together: the only working five-star Lisbon address in a fully restored 16th-century palace, the only private 2,500-square-metre walled garden inside the city centre, and a price point that sits below the Four Seasons Ritz and Mandarin Oriental Ritz tier while delivering a more architecturally distinctive booking. For honeymoons and anniversaries this is among the most considered Lisbon options outside the heritage-pousada cluster.
