Tongabezi Lodge has held the Zambia-side boutique-luxury Zambezi-riverbank position since founder Will Ruck-Keene opened the property in 1990 with a family-run model that hasn't materially changed in three decades. The property runs 11 keys total, five named thatched houses (Honeymoon, Tree, Bird, Garden, Dog) and six river cottages, across a private 1.5-kilometre Zambezi-riverbank concession 25 kilometres upstream of Victoria Falls. The distinction is that Tongabezi is the most-considered family-run boutique-luxury option on the Zambia side; the broader Tongabezi family also operates Sindabezi Island Camp (a 5-tent island camp downstream), making the two properties the Zambezi family-run boutique-luxury duet.

The five named houses are individually conceived in distinct architectural-and-decorative registers, the signature Honeymoon House is the property's milestone unit with private plunge pool, four-poster bed, open-air bathing terrace, and direct Zambezi-riverbank sightlines from a 4-metre cantilevered deck. The Tree House is a fully open-fronted treetop platform with 270-degree Zambezi sightlines (no fourth wall, mosquito-net bed canopy, and the open-air sleeping signature that has defined Tongabezi for three decades). The river cottages are the more-conventional thatched-cottage alternative at the lower-rate entry. Decorative register throughout runs the family-collected eclectic-Africana mode, locally-commissioned Zambian textile work, vintage African travel-poster collections, and the family's commitment to keeping the house feel.

Operationally Tongabezi runs the small-property all-inclusive register. The standard rate covers all meals (the property's kitchen is one of the most-considered in southern Africa with named Tongabezi-school-trained chefs across the Zambia hospitality circuit), all premium drinks, structured riverbank-canoeing-and-fishing programming, twice-daily transfers to and from Victoria Falls (the Zambia-side Falls programme runs from Tongabezi), and the property's signature Sampan riverboat dinner-for-two programme (a private wooden riverboat with butler-service candle-lit dinner moored mid-river at sunset, the Zambezi-river private-dining experience). Day programming includes Devil's Pool swim on Livingstone Island (September-December low-water seasonal), Mosi-oa-Tunya National Park game drives, Tongabezi Trust school visits (the property runs a 280-pupil community school on the concession that's part of the guest cultural programme), and Zambezi National Park canoeing.

What gives Tongabezi its considered Zambia luxury position is the family-run intimacy at the boutique scale and the Sampan riverboat-dinner signature. No other Zambia-side property runs the named-house personalised register; no other property runs the Sampan private-riverboat-dinner programme; and the Tongabezi Trust school programme gives the property the Zambezi community-engagement context.
