The Hotel

Marram Montauk opened in summer 2018 as Lark Hotels' first New York property and as the deliberate design-hotel alternative to the Gurney's resort scale on the same Montauk Atlantic-frontage stretch of Old Montauk Highway. The 96-key footprint sits on a 5.5-acre property with direct ocean access via a private wooden boardwalk down the dunes — a beachfront proposition that is structurally similar to Gurney's at substantially smaller resort scale. The architectural brief was led by the Brooklyn-based studio Bones & All, which designed a cluster of low-rise cedar-clad cottage blocks set into the dune landscape at deliberately restrained two-storey heights, with the property's beach-grass landscape (the marram grass that gives the property its name) preserved through every construction phase.

The 96 keys are spread across eight cedar-clad cottage blocks arranged on the property in a deliberately staggered configuration to maximise privacy across the small-footprint units. Categories run from entry-tier Garden Rooms (24 sqm, garden-facing in the inland-side cottages) through Ocean View Rooms (28 sqm, partial Atlantic sightline) to the named Beachfront Suites (45 sqm, top-floor positioning with private balconies facing the Atlantic). The interior register is the Lark Hotels signature contemporary-coastal restraint — pale natural-wood furniture by the Brooklyn-and-Hudson-Valley artisan workshop programme, hand-loomed New England wool textiles, custom-made driftwood lighting, and a deliberately minimal decorative scheme that lets the beach-grass-and-cedar exterior register carry the property's visual weight.

Operationally Marram runs the small-footprint design-hotel register at the Montauk-Atlantic register. The property's 75-foot saltwater pool deck is the most-photographed Montauk-luxury setup in the post-Gurney's-renovation cluster — the pool is a deliberate architectural feature with a Brooklyn-Bridge-Park-grade hardwood deck and a long sightline through the cedar cottages to the Atlantic Ocean beyond.
