The hotel reads as a five-storey suburban property rather than a destination address, which is precisely what it is built to be.

The 120 guest rooms include 35 studio suites, the most useful category in the building. The studios add a small sitting area with a pullout sofa, a microwave and small refrigerator, and a larger desk than the standard king and queen rooms, all for roughly C$30 to C$50 over the standard rate. For a Big White ski week with the family or a midweek business stay where the lobby coffee runs out before the day starts, the studio is the sensible upgrade. The standard rooms are a current-generation IHG product, in soft greys and blues, with thick blackout drapes, USB charging at the bed, and acoustic glass that handles the highway better than the building's age would suggest.

The shared amenities are conservative and complete. The indoor pool runs from early morning to late evening, the 24-hour fitness centre has current cardio and a free-weight rack, and the Express Start breakfast is the full IHG version with hot eggs, sausage, oatmeal, pastries, fresh fruit, and the cinnamon roll for which the brand is quietly famous. There is no full-service restaurant on-site, which the hotel solves by sharing a parking lot with a Boston Pizza and an Earls. WiFi is fast and free across the property; the front desk runs around the clock; and the management team has been broadly stable for several years, which shows in the consistency of housekeeping standards from one stay to the next.

The hotel is the most consistently rated of the airport-adjacent properties in Kelowna, holding above an 8.5 across the major aggregators for the past three years. It is a Holiday Inn Express, and it is not pretending to be anything more interesting than that, but in a town where many of the better-located independent properties have aged poorly, the strength of a current-generation IHG product becomes more obvious. For a business traveller flying in late, a family stopping mid-road-trip, or a ski week at Big White where the focus is the mountain rather than the room, the operating value here is meaningful.
