Affiliate disclosure: we may earn a commission from bookings at no cost to you. We never accept payment for placement. Hotel status, room product and Michelin ratings were verified against official sources and the 2026 Michelin Guide Florida in July 2026. Resort fees and valet charges were checked separately and move frequently.
Space and sustainability are the two things this hotel has that its neighbours do not. Standard King rooms start at roughly 700 square feet, which is unusually large for South Beach. The sustainability positioning is not decoration: reclaimed materials through the build, filtered water taps in the rooms rather than plastic bottles, HEPA air filtration, Keetsa mattresses and live greenery in the guest rooms. The brief was to make the environmental thinking visible rather than to hide it behind a certificate. The wellness side follows the same logic. Bamford Wellness Spa here was the first Bamford spa in the United States, and Bamford products are in every room. The headline pool is 1 Rooftop, billed as the largest rooftop pool and lounge in South Beach, with three more outdoor pools at ground and beach level and direct access onto the sand. The hotel holds one MICHELIN Key, which is a hotel award and not a restaurant star, and it holds no MICHELIN star and no Forbes Five Star for 2026. Anyone telling you otherwise is reading the wrong list.
Room size is the strongest argument for booking here. Standard King rooms start at roughly 700 square feet, which is unusually large for South Beach and makes this a realistic choice for a longer stay or for a family who need floor space rather than a second room. The fit out is consistent with the brand: reclaimed materials, live plants, a filtered water tap instead of plastic bottles, HEPA air filtration, Keetsa mattresses and Bamford products in the bathroom. Published inventory sits between 425 and 426 rooms and suites depending on the source, so we write more than 420 rather than pick a number we cannot verify. Position matters as much as category. 1 Rooftop runs resident DJs during the day and the noise carries to upper floor rooms on the pool side, which is the single most avoidable complaint at this hotel. Ask for a room away from the pool deck if you want to sleep in, and confirm the exact category and outlook on the 1 Hotels site before booking.
Two restaurants, both worth knowing about, neither holding a MICHELIN star. Habitat is the main restaurant, modern Mexican, led by chef Fernando Cruz. Watr at the 1 Rooftop sits on the roof beside the pool and serves sushi, poke and locally landed seafood, which is the more scenic of the two and the one to book at sunset. Both sit inside the hotel, so neither requires a car. Watr is also the reason children are admitted to the rooftop after 18:00, when the adults only day club rules lapse and the space turns into a restaurant. Be clear about the awards. 1 Hotel South Beach holds one MICHELIN Key, a hotel award recognising the property, not a star for either restaurant. Greater Miami has 13 starred restaurants in the 2026 Florida MICHELIN Guide and only two of them are inside hotels, neither of them here. Expect South Beach pricing on both menus and book Watr in advance in high season.
Four outdoor pools and the first Bamford Wellness Spa in the United States. 1 Rooftop is the headline, billed as the largest rooftop pool and lounge in South Beach, and it runs as an adults only space during the day with resident DJs; children are admitted after 18:00, when Watr is serving. Three further outdoor pools sit at ground and beach level, and the beach club and cabanas open straight onto the South Beach sand with the boardwalk running past the property. The Bamford Wellness Spa offers holistic treatments and classes, and Bamford products are stocked in every room. The trade off is obvious once you see it: a day club with DJs on the roof and a wellness spa in the same building are pulling in opposite directions, so decide which one you came for and book your room position accordingly.
The address puts you in South Beach without putting you in the middle of it. 2341 Collins Avenue sits at 23rd and Collins, on the northern edge of South Beach, with direct access onto the sand and the Miami Beach boardwalk running past the door. That is far enough north that Ocean Drive's bar noise does not reach you, and close enough that you can walk to everything: roughly 12 to 18 minutes on foot south to Lincoln Road, and about 20 minutes to Ocean Drive and the Art Deco historic district. Walking is genuinely the right way to do this stretch, which is not true of most Miami luxury hotels. By car, Wynwood is roughly 15 to 25 minutes and Miami International Airport roughly 20 to 35 minutes, about 11 miles. Traffic on Collins and over the causeways is unpredictable and doubles at rush hour and on event weekends, so if you are driving to a reservation, leave early rather than trusting the estimate on your phone.
The fee complaint dominates everything else guests write about this hotel. The resort fee and valet are among the highest in South Beach and have risen sharply, and that is the single most repeated criticism in recent feedback, ahead of anything to do with the rooms or the service. The praise is equally consistent and mostly concerns space and design: rooms are larger than the South Beach norm, the reclaimed material interiors read as calm rather than corporate, and the Bamford spa draws genuine enthusiasm from guests who use it. 1 Rooftop divides opinion neatly. Guests who want a DJ driven day club rate it highly; guests on upper floors on the pool side complain that the noise carries into their rooms. The other recurring theme is scale. This is a big, busy hotel, and reviewers report queues at check in, at the rooftop lift and for beach loungers in high season. Arrive early for a lounger or accept you will not get one.
Fees are the problem here, and they are large enough to change which hotel you book. A 2026 listing shows a resort fee of about USD 68.40 per night and valet parking at about USD 62.06 per night with in out privileges, against USD 40 and USD 45 in a June 2024 Miami Beach survey. That is a steep rise, and it is the most common complaint guests make about this property. Most Miami Beach luxury hotels have no self parking, so valet is effectively compulsory if you have a hire car, and Florida and Miami Beach taxes are added on top of both charges. Budget roughly USD 130 a night for the two combined before tax, and verify live at booking because these numbers move. The second problem is noise: 1 Rooftop is a DJ driven day club and it carries to upper floor rooms on the pool side. The third is scale. More than 420 rooms produce queues at check in, at the rooftop lift and for beach loungers in high season.
No. The hotel holds one MICHELIN Key, which is an award for the hotel itself and not a restaurant star. Neither Habitat nor Watr at the 1 Rooftop holds a star in the 2026 Florida MICHELIN Guide, and the hotel is not Forbes Five Star.

Not during the day. 1 Rooftop is adults only in daytime and runs with resident DJs. Children are admitted after 18:00, when Watr is serving dinner. Three further outdoor pools at ground and beach level are open to families throughout the day.
Yes. The hotel has direct access onto South Beach sand with its own beach club and cabanas, and the Miami Beach boardwalk runs past the property. There is no road to cross, which is a real distinction on this stretch of Collins Avenue.
