The Hotel

Habitas Tulum opened in November 2017 on the Tulum beach road as the first property of the Habitas brand — founded by Oliver Ripley, Eduardo Castillo, and Kfir Levy with a defined philosophy of building hotels around community and shared experience rather than around individual luxury rooms. The thirty-two villas are hand-built timber-and-thatch structures placed directly on the beach or in the jungle behind it, with king beds, deep wooden bathtubs, outdoor showers, and the consistent Habitas design language of warm minimalism in raw natural materials.

The villa categories are Beach Cabin, Jungle Cabin, Beach House, and Jungle House. None have private pools — the property's central pool is the gathering place — and the villas are deliberately scaled-down to push guests toward the communal space. This is intentional: Habitas is designed for a particular kind of guest who wants the community as much as the bedroom, and the property's programming reflects this.

The wellness and arts programming is daily and substantial. Sunrise and sunset yoga, sound healing sessions, breathwork, and cenote ceremonies run as part of the standard guest experience without surcharge. Visiting DJs, musicians, and wellness practitioners rotate through the year, often staying for multi-week residencies that shape the on-property atmosphere. The community-night dinners, where guests share long tables and meet other guests, are part of the property's design.

Dining is at SiSi (the all-day Mediterranean-Mexican restaurant) with a chef-led farm-to-table programme. The cocktail and mezcal programmes are strong. The Habitas brand has expanded since 2017 to other locations (Habitas Bacalar, Habitas Namibia, Habitas Tulum's sister property), but this original property remains the brand's most refined expression. Habitas is the Tulum hotel for travellers who want the community-driven Tulum experience, the design-forward eco-luxury aesthetic, and the rate ceiling that books a longer stay than Azulik or Be Tulum.

The Tulum honeymoon for couples who like the community side of travel rather than the in-room privacy. Book a Beach House for the direct ocean access. Take advantage of the daily yoga and the long-table community dinners. The honeymoon at Habitas has a different texture — couples meet other couples, the trip becomes social, and the memories are more about the people than the in-room amenity. For some travellers this is exactly the point.

Bachelor/Bachelorette

Habitas works for design-conscious bachelor/bachelorette groups who want the community-night-energy and the visiting-DJ programming. The property's calendar of music and arts residencies often coincides with Tulum's larger party-week dates. Buyouts of the property are possible for milestone celebrations.
