Best Overwater Villas and Bungalows in the World

The overwater villa is the defining luxury format of modern hospitality. It originated in French Polynesia in the 1960s and was perfected in the Maldives over the past three decades. The eight resorts below have the strongest overwater inventory in the world.

The eight

1. Soneva Jani — Maldives

The Water Reserves are the upper-tier villas. Each has a private waterslide from the bedroom into the lagoon, retractable roofs above the bed, and a private pool. The most-theatrical overwater accommodation in the world.

2. Cheval Blanc Randheli — Maldives

LVMH-owned. Jean-Michel Gathy architecture. The villas are larger than typical Maldivian overwaters and more refined in their interior design.

3. Anantara Kihavah — Maldives

The over-water villas have direct access to a private reef. The underwater restaurant SEA is the property's headline; the villas themselves are exceptional.

4. Four Seasons Resort Bora Bora — French Polynesia

The strongest French Polynesian property. Each villa has a Mt Otemanu view. The villas are slightly smaller than the Maldives equivalents but more dramatic in setting.

5. The St Regis Bora Bora Resort — French Polynesia

Larger villas than the Four Seasons; more spacious decks; longer transfer to the main island. The Royal Estate suite has 1,300 sq metres of accommodation.

6. Likuliku Lagoon Resort — Fiji

The first Fijian overwater resort. Adults-only. Smaller scale than Maldives and French Polynesia equivalents but more intimate.

7. Conrad Bora Bora Nui — French Polynesia

The third major Bora Bora overwater resort. Recently renovated. The Hilton-affiliated programme works well for status holders.

8. Conrad Maldives Rangali Island — Maldives

The original major Maldivian overwater. Two-island layout. The underwater restaurant Ithaa is one of the most-photographed in the country.

The differences between regions

Maldives overwater

  • Closer to the water (typically 1-2 metres above sea level)
  • Calmer water (atoll-protected lagoons)
  • Stronger reef snorkelling at most properties
  • More variety in villa categories (1, 2, 3-bedroom)
  • Higher per-night rates
  • Longer flights from US/Europe

French Polynesian overwater

  • More dramatic setting (Mt Otemanu volcano)
  • Higher above the water (2-3 metres typical)
  • Larger lagoon (Bora Bora is one of the largest in the world)
  • Less reef variety than Maldives
  • Slightly lower per-night rates
  • Shorter flights from US West Coast

Fijian overwater

  • Smaller scale (Likuliku has 10 overwater bures)
  • Adult-only options
  • Lower rates than Maldives or French Polynesia
  • Less variety in operators

What makes one overwater villa better than another

Five specific things to evaluate:

The private deck

  • Size: 30+ sq metres is generous; 15 sq metres is minimum
  • Privacy: completely private vs. visible from neighbouring villas
  • Outdoor amenities: plunge pool, daybed, dining table, hammock

The water access

  • Direct ladder or steps from the deck to the lagoon
  • Glass floor panels in the villa
  • Outdoor shower with ocean view

The interior

  • Room size
  • Bathroom size and outdoor bath option
  • Sliding doors to the deck (more glass = better view)

The view

  • Sunset orientation (worth premium)
  • Mountain or atoll view (worth premium in Bora Bora)
  • Privacy from other villas

The reef

  • Quality of snorkelling from your own deck
  • Distance to the main reef

When overwater is not the right choice

Three scenarios where overwater is wrong:

  • Family travel with young children (the lagoon access is risky for under-fives)
  • Extended stays beyond 5 nights (overwater experience is intense; couples typically benefit from a beach villa transition)
  • Budget-conscious luxury (overwater is the most expensive category at any property)

A specific overwater villa quality test

A specific framework for evaluating overwater villas, beyond the brochure:

Test 1: the deck functionality

The deck should be large enough for two reclining loungers, a small dining table, and a private space (typically a hammock or daybed). Decks under 30 sq metres feel cramped; 40+ sq metres is ideal.

Test 2: the outdoor shower

A real overwater villa has a private outdoor shower with ocean view. Not a half-cover; a full outdoor experience. The presence of this signals a property that has thought about the experience.

Test 3: the in-villa dining setup

The villa should comfortably accommodate a private dinner — table service, view, candle option. Cramped rooms that require room-service-on-the-bed are not at the right luxury tier.

Test 4: the view

The view from the bed itself should be the ocean. Some villas place the bed away from the view; the upgraded villas always have the bed facing the water.

Test 5: the privacy

Adjacent villa visibility should be minimal. Some properties pack villas closely; the experience suffers. Verify before booking.

What overwater villas need that other rooms do not

Three specific amenities that distinguish strong overwater properties:

  • Glass floor panels (allowing fish-watching from the villa)
  • Outdoor net suspended over the water (the unique overwater amenity)
  • Private steps from the deck into the lagoon for swimming

Properties without these are typically standard villas with overwater positioning, not purpose-designed overwater experiences.

The overwater villa upgrade calculation

The upgrade from standard to two-bedroom or premium overwater is typically 50-100% above the standard rate.

For honeymoon and milestone trips, the upgrade is consistently worth it. The two-bedroom configuration provides separate sleeping and entertaining spaces; the premium villas have larger pools and better positioning.

For shorter trips (under 4 nights), the upgrade returns less value because the time to use the additional space is limited. For 5+ night stays, the upgrade typically returns 2-3x its incremental cost in experience value.

Five rules for overwater villa selection

  1. Pay for the upgraded villa category — the standard overwater is fine; the upgraded villa is the trip
  2. Verify sunset orientation if the trip is honeymoon or anniversary
  3. Book the optional in-villa private dinner at least once during the stay
  4. Bring reef-safe sunscreen; many resorts now require it
  5. Verify the transfer is included — at most overwater resorts, the seaplane is $400-$700 per person extra
