Park Hyatt Cabo del Sol (Los Cabos)

Open since December 15, 2025. The first Park Hyatt in Mexico put 163 rooms, 88 of them suites plus three villas, on the Cabo del Sol stretch of the Tourist Corridor, with architecture by Sordo Madaleno built around courtyards and timber rather than the usual Baja megablock. The honest caveat: it opened into an extended soft phase, with some signature venues and amenities trailing the first guests by months, so ask what is actually operating in your travel week before paying the full rack rate. Four Seasons Resort and Residences Puerto Rico (Bahia Beach)

Open since November 20, 2025. This is the former St. Regis Bahia Beach reflagged after a 140-million-dollar renovation: 139 redone rooms and suites, ten food and beverage venues, two pools, a nature reserve setting on the northeast coast about 40 minutes from San Juan. The honest caveat: the property has published a further renovation window from June 19 to October 24, 2026, with work during business hours, which overlaps almost exactly with hurricane season. Alila Mayakoba (Riviera Maya)

Open since February 2026. Alila's Latin America debut is a renovation and reflag of the former Andaz Mayakoba: 182 rooms and suites inside the lagoon-laced Mayakoba enclave it shares with Rosewood, Banyan Tree and Fairmont. The honest caveat: this is a conversion wearing a new name, not a ground-up build, and as of our June check the brand had not settled whether the property goes adults-only. Which openings have real dates this summer?

Two, both in Mexico, both inside the next eight weeks, and both taking reservations now.

The St. Regis Costa Mujeres Resort, Cancun

Confirmed for July 17, 2026. The first St. Regis for the Cancun coast takes the quieter Costa Mujeres strip north of the hotel zone: 160 rooms and suites, each with outdoor space, plus 80 branded residences, several pools and the brand's 24-hour butler program. Worth noting: reservations originally pointed at June 25, so the date has already moved once, by three weeks. The honest caveat: July 17 lands the opening squarely in hurricane season, which is why opening rates will look generous; the property's first real test is the winter. Amanvari (East Cape, Baja California Sur)

Confirmed for August 1, 2026, and taking reservations. Aman's first Mexican resort is the smallest entry on this list by far: 18 casitas, most around 833 square feet with private heated pools, raised on stilts over the dunes of the 1,500-acre Costa Palmas development it shares with a Four Seasons. The history deserves a label of its own: announced in 2018 for 2020, it opens roughly six years late. The honest caveat: August is the East Cape's hottest, stickiest month, and a project with a six-year slip has earned a verify-before-you-fly rule even with a confirmed date. What has a window but no date?

The St. Regis Los Cabos at Quivira

Announced for summer 2026, no day published. Marriott's second Baja St. Regis project sits above the Quivira golf course on 33 acres with 1,200 feet of Pacific frontage: 120 rooms, 60 residences, architecture by SB Architects. The honest caveat: with the Costa Mujeres sibling consuming the brand's July attention and no published day as of June, a "summer" window this late in the year routinely becomes autumn. Do not book a special occasion against it yet.

Which Caribbean projects slipped, and how badly?

The conclusion first: the two most anticipated island builds of 2026 are now an October question and an open question, respectively.

Andaz Turks & Caicos at Grace Bay

Slipped: latest reporting says October 2026. The first Andaz in the Caribbean, and Hyatt's first hotel in Turks and Caicos, pairs 59 rooms with 74 residences on Grace Bay beach. Coverage through early 2026 said May; the building topped off, but the most recent reporting moved the opening to October. The honest caveat: a five-month slip announced this close to opening usually means the residences closed first and the hotel inventory follows, so re-verify before booking anything for late 2026. Six Senses Grand Bahama

Slipped, and we would plan no stay around it. The official target remains fourth quarter 2026 for the 250-million-dollar resort and residences at Barbary Beach, backed by Weller Development Partners and Pegasus Capital Advisors. But island press reported in January 2026 that ground had still not been broken, and the developer did not respond to questions about the delay. A resort cannot be built in eleven months. What does 2027 hold, and which name is already stale?

Kimpton Turks & Caicos is the headline volume play: 192 rooms, three pools and seven dining venues at the Bight on Providenciales, the largest of three IHG resorts being developed there by Molo Hotel Group, announced for 2027. Four Seasons Cayo Largo near Fajardo in Puerto Rico remains the region's great unknown: a 640-acre, villa-style, low-density project where more than half the rooms get plunge pools, and still no published opening date. Watch both; book neither yet.

The stale name is Rosewood Mandarina. It is not upcoming. The 140-key Riviera Nayarit resort opened May 8, 2025, has passed its first anniversary, and made Conde Nast Traveler's 2026 Hot List while mountaintop villas and added programming continue to roll out. Any openings list still carrying it is more than a year out of date.

When should you book a new hotel in this region?

Read the calendar against the storms. The St. Regis Costa Mujeres, Amanvari and, if October holds, the Andaz all open inside hurricane season, which is precisely when new properties discount hardest to seed their first reviews; the trade is real weather risk, and travel insurance is not optional money in this region between August and October. The properties already open tell the cleaner story: Park Hyatt Cabo del Sol and Alila Mayakoba both face their first full high season starting December 2026, and that is when their pricing power, and their flaws, will show.
