Every status below was checked in June 2026 against the operator, the brand or dated trade reporting; where a date is a target rather than a fact, the label says so.

Which reopened icons are taking guests again?
Three, and together they account for two coasts, one European brand's American debut and roughly fourteen years of combined closure.
The Vineta Hotel (Palm Beach)
Opened March 2, 2026. The Oetker Collection's first hotel in the United States is not a new build but a 1926 landmark at 363 Cocoanut Row that began life as the Lido-Venice, spent half a century as the Vineta and was most recently the Chesterfield. Paris-based designer Tino Zervudachi cut the room count from 57 to 41 in the rebuild, and Coco's is the destination restaurant behind the historic facade. The honest caveat: it opened as the Palm Beach season was winding down, so its first real test, a full winter at Oetker standards with 41 keys of inventory, starts in December. The Huntington Hotel (San Francisco)
Reopened March 2026 after six years dark on Nob Hill, revived by Flynn Properties and Highgate with interiors by Ken Fulk: 143 rooms and suites, a three-level Nob Hill Spa, Arabella's cocktail salon and the return of the Big Four restaurant, which began service March 17 with its chicken pot pie and crab Louie intact. The honest caveat: published rates start at 799 dollars a night, with the penthouse listed at 15,000, which is flagship pricing for an operation that has been back on its feet for three months. Delano Miami Beach
Reopened May 2026, and the date matters: the relaunch was announced for March 9 and slipped two months, a useful reminder that even reopenings miss their marks. The 171-room Collins Avenue Art Deco landmark returns under Ennismore and Cain after roughly six years closed, with a recreated Rose Bar, four food and beverage concepts including the first US outpost of Dubai's Mimi Kakushi, a fourth-floor second pool and a wellness studio. The honest caveat: it reopened into Miami's low season, so reviews from the months that matter, December through April, do not exist yet. White Elephant Aspen
Opened February 3, 2026, after slipping from a late-fall 2025 target, which cost it most of its first ski season. The Nantucket brand's first move west put 54 rooms and suites at Main and Garmisch in Aspen's West End, with Nantucket's LoLa 41 handling the food and a speakeasy lounge below. The honest caveat: the West End is the quiet, cultural end of town, walking distance to the Aspen Institute rather than the gondola, and the property's first complete winter does not start until December 2026. The Cooper (Charleston)
Opened March 2026. Beemok Hospitality, the group founded by Charleston local Ben Navarro, replaced the former Ports Authority building with the only luxury waterfront hotel on the peninsula: 191 rooms facing the Cooper River, a rooftop infinity pool, a 7,000-square-foot recovery spa, a private marina with its own boat fleet and The Crossing, a coastal Mediterranean dining room. The honest caveat: more than 20,000 square feet of event space and a 4,000-square-foot Grand Lawn mean this hotel courts weddings and groups by design; ask what is booked on the lawn before you plan a quiet harbor-view weekend. The Vanderpump Hotel (Las Vegas)
Open since late May 2026. Caesars Entertainment and Lisa Vanderpump remade The Cromwell into a 188-room boutique property at Las Vegas Boulevard and Flamingo Road; Caesars committed only to "May" publicly, and the first bookable nights ran from May 29. The honest caveat: this is a reflag and a renovation, not a new building, and boutique by Strip standards still means a casino at the front door. SongTeller Hotel (Nashville)
Announced for June 2026. Dolly Parton's first Nashville hotel, built with the family-held attractions company Herschend, stacks 245 rooms above two original live-music venues, Parton's Live and Jolene's, plus Dolly's Life of Many Colors, a museum dedicated to her life and career. Reservations and museum pre-sale tickets are on sale. The honest caveat: as of our June 10 check the hotel had not published a confirmed opening day inside its announced month, and a themed hotel with two venues in it is an entertainment product first and a quiet luxury stay second. The Knox, Auberge Collection (Dallas)
Late 2026 target, no published date. Auberge's Dallas debut anchors a four-acre development on Knox Street: 140 rooms, 48 private residences, interiors by Martin Brudnizki Design Studio, a second-floor restaurant, an outdoor pool and a spa. The honest caveat: "late 2026" is a window, and new-build windows at the end of a year routinely become the next year's spring. Plan around it only when reservations open. What leads the 2027 pipeline, and which names are stale?
The conclusion first: the most important American opening of 2027 is in Miami Beach, and the most famous "upcoming" hotel in the country already opened a year ago.
Aman Miami Beach is now a 2027 story, and coverage still filing it under 2026 is stale. Vertical construction on the 18-story Kengo Kuma tower at 3425 Collins Avenue, in the Faena District, began in 2025; the OKO Group and Access Industries project pairs 22 Aman-branded residences with 56 hotel rooms inside the restored historic Versailles Hotel. No bookable date exists, and this project has already demonstrated it can slip. Watch it; do not plan around it.
Waldorf Astoria New York is the opposite correction: it is not coming soon, it is simply open, and has been since July 15, 2025. The restoration, reported at roughly two billion dollars, cut the room count from 1,400 to 375 and added Lex Yard under chef Michael Anthony alongside a reimagined Peacock Alley. When should you book a new American luxury hotel?
Book against the seasons, not the press releases. Delano reopened into Miami's summer lull, which is exactly when a relaunched hotel discounts to build reviews; the leverage disappears in December. White Elephant Aspen and The Vineta both missed the heart of their first high season, so their first full winter, starting December 2026, is when early-booker rates and unsold peak inventory will tell you what the market really thinks. The Huntington's 799-dollar entry rate prices in a reputation it is still re-earning; if it holds through autumn, the market has spoken in its favor.
